What counts at handover in Lucerne
At an apartment handover in Lucerne, windows often appear on the protocol because the pane alone does not show the condition. Managers and landlords frequently look into the rebate, at the frame and at the sill. Whether blinds, boxes or a sliding track are included is in the lease or on the handover list, not in a nationwide leaflet.
This article describes the cleaning. It is not advice from the property manager and it is not legal advice. Nobody can promise a protocol without remarks before the inspection happens.
Checklist before the handover
These points are enough before you enquire. What is not on the list is not in the quote.
- interior glass and exterior glass, or one side only
- frame, rebate and sill clear
- balcony door and fixed glazed loggia counted
- venetian blinds or louvres, yes or no
- blind box, if the manager names it
- sliding-door track, if sand has collected in it

Photos of area, soiling and access are often enough for the fixed price. If a height or a residue is unclear, we ask before the price is set.
Glass, frames, rebates and sills
On a normal home clean, interior glass, exterior glass, frames, rebates and sills are standard. The rate is CHF 13 per m² of glass. A clear pane with a grey rebate looks unfinished at handover, because that is where people look.
Dust, pollen and what rain leaves at the edge collect in the lower profile. Opening the window afterwards pulls some of it back onto the glass. The rebate is therefore in the home price, not added only when a footnote mentions it.
Drainage openings in the lower frame are a separate detail. A wet clean of the frame and rebate is standard. A blocked slot that the manager has named belongs in the enquiry, so it is not treated as included by silence.
Blinds, boxes and tracks
Venetian blinds are not in the glass price. The slats often hold their own layer of dust, and some handover lists in Lucerne and Sursee name blinds and boxes outright. Cleaning them is a separate job from CHF 14 per m² and can be combined with the window visit. How it is done is on blinds and louvres in Lucerne.
A pressure washer is the wrong tool. The pressure can damage slats and tapes. We wash the slats and name the guide rails when they are part of the job.
The track of a sliding door is more than a sill. If sand or grit sits in it, say so in the enquiry. Otherwise it stays outside the normal glass scope. Roller shutters and insect screens count only when the quote names them.
What move-out window cleaning costs
Home glass costs CHF 13 per m², both sides, including frames, rebates and sills. A handover does not change the price per square metre.

When the Lucerne appointment should be set
The cleaning should sit before the handover day, with enough room for the panes to dry and for the flat not to be blocked by a ladder again afterwards. In the Canton of Lucerne a visit is often possible within a few days. Before public holidays and around month-end in Lucerne and Sursee the days are tighter. Ask earlier then.
A preferred date is a wish, not a confirmed booking. The day is agreed before the visit is fixed. Open days are on appointments.
Access, keys and being present
You do not have to be there for the clean. What is required is agreed access: you, someone acting for you, or the caretaker. Key codes and alarm codes do not belong in the enquiry.
Sills should be clear where the pane and frame have to be reached. Boxes stacked against the window lengthen the visit or leave an area out. What cannot be reached is not listed as cleaned.
Hard-to-reach exterior glass
The exterior is part of the two-sided standard when it can be reached safely. Inward-opening sashes are the normal case. Fixed glazing at height, a courtyard with no access, or a pane that needs special equipment should be named before the fixed price.
Who is responsible for that area is in the lease or with the property manager. Settle it with them, not on a ladder on handover day. The quote contains only what we can carry out safely.
Record scratches before the clean
A clean makes existing scratches easier to see, because the film is gone. The job does not create them. Photograph scratches that are already there, in side light, before we arrive. You can then show them at handover as the condition you found.

Lucerne, Kriens, Emmen, Horw, Sursee and Malters
GlasRein.ch is owner-operated and plans visits from Malters, Werkstrasse 11. In Lucerne, handovers are often tied to the turn of the month, with a caretaker, a lift and very different access. Kriens and Emmen are a short drive away and have many flats with balcony doors.
In Horw, height and the path around the building matter more than the postcode. Sursee and other places on Lake Sempach, including Oberkirch, Schenkon and Nottwil, are covered with the same fixed-price scope. Ebikon and Malters are in the core area. There is no standing crew in every municipality. The enquiry confirms travel and the time window.

What does GlasRein.ch include in a handover clean?
Interior and exterior glass, frames, rebates and sills, at CHF 13 per m². Blinds, boxes, tracks and roof windows only when the quote names them.
Are blinds included in the price?
No. Venetian blinds start from CHF 14 per m² and are shown separately. Many handover lists name them. The glass price does not include them automatically.
How much does a 3.5-room apartment cost?
As a guide, about CHF 325 to 450 for roughly 25 to 35 m² of glass. Balcony doors, blinds and access can move the fixed price.
How early should you ask in Lucerne?
As soon as the handover day is fixed. A visit is often possible within a few days. Before holidays and around month-end, ask sooner.
Is the inside enough?
Only if the manager asks for that, or the outside cannot be reached safely. Both sides are the standard. One side has to be written that way in the quote.
Do I need to be there?
No, if access is agreed. Key codes do not belong in the form.
What about a sliding door?
The glass of the door counts. A track full of sand or grit is its own line and belongs in the enquiry.
